Tips for buyers:

The home-buying process doesn’t need to be scary. You have already taken the first important step, which is to find a Realtor® who will be on your side. We will help you every step of the way, from helping you find that perfect home, explaining every part of the negotiating process, updating you on every stage of the home-buying, to showing up at your closing. Our Passion is you and we see to it that you have nothing to fear.  Here are a few steps to the home-buying process that you should take to make it as seamless as possible.
1. Know what you are looking for.
→ Exactly what kind of house is your dream home.
→ Determine what is the biggest priority for you AND your family in your home as well as what are things you could sacrifice to assure you get the priorities. (Bedrooms, Bathrooms, Square Footage, Neighborhood, Yard, Kitchen, Floor Plan, Schools, Other Amenities).  Knowing beforehand will save you time, energy, and lots of headaches.

2. Find out how much you can afford.
→ Talk to a several lenders and/or local banks to find the best deal. Click here for a list of lenders (Directs to lender page on Site)
→ Once you decide on your preferred lender, ask them for a preapproval letter.
3. Shop for a home.
→ Let us know what you are looking for and we will set you up on an automatic email search for a home.
→ We then go house hunting!
4. Make an offer.
→ We will sit down together to sign a purchase agreement, which we will explain in detail.
→ Once an offer is accepted, the sale is still contingent upon your financing, inspections, title, appraisal, and insurance.
5. Get a home inspection.
→ This is the first step in protecting your investment.  
→This is something you will need to pay up front and may also include a termite inspection, AC inspection, and Foundation inspection if necessary.

6. Go to closing.
→ CONGRATS. This is when you will sign the papers at the attorney’s office and it is truly official!!
7. Move in and enjoy your home!!!!!!

1. Declutter.
→ Less is more.  You will be moving out, so pack a few boxes.  If you haven’t used it in over a year, you probably won’t need it. Clutter will make your home look smaller, and give the buyer less room for their imagination.
→ If you don’t use your bulky furniture, think about moving them out.
→ Clean off your refrigerator.  Take off all the magnets.  This will make your kitchen look much cleaner.
→ Organize your closets and kitchen cabinets.  An organized closet will also make it look larger.
2. Make minor repairs.
→ Patch holes in walls and fix doors that do not properly open.
→ Fix leaky faucets and replace cracked tiles.
→ Consider painting walls to a neutral color, especially if you have “unconventional” wall colors.
→ Replaced burned out light bulbs.
3. Make a good first impression.
→ Keep the lawn manicured and trim the bushes.
→ Clean the driveway, sidewalks, and steps.
→ Store outdoor toys, tools, and equipment.
→ Wash the exterior of your house, especially the windows and doors.
→ Replace faded house numbers.
→ Replace worn welcome mats with rough textured doormats.
4. Create a mood.
→ Keep neat always! (You never know when someone will want to see it)
→ Vacuum often
→ Create a “mood”
→ Light candles
→ Bake cookies right before showing
→ Play soft music
→ Open your blinds during the day to make your home feel very airy and sunny.
→ Try to leave your home when there is a showing scheduled.   Buyers will rush through the home if you’re present, when you should want them to really take their time to appreciate and remember your home.
